FREE 8+ Party Wall Agreement Forms in PDF | MS Word
A Party Wall Agreement, commonly known as an award, is produced by two surveyors representing the owners of the lots or properties. Before you can build a new wall right next to your neighbor, you need to hand them a party wall notice, and as soon as you are granted permission, each of you shall sign a Party Wall Agreement Form. This agreement is to be passed on to a contractor once it is published and signed by the building owner.

When Do You Need to Provide a Party Wall Agreement?
- When there is a shared wall. Whether a terrace or a duplex house, as long as your walls are together, you need this agreement.
- When your neighbor’s boundary is very close. Be very careful when doing excavations at this point. Your neighbor’s gardener will be upset if you accidentally plucked his well-trimmed hedges.
- When you will make a wall inside your own home. Yes, you may still need to have an agreement with someone who is living with you. They might be distracted by all the construction work happening in your house, so just in case they bring up the matter, show them that they have signed the agreement.
Delivering the Party Wall Notice on Time
Before the two parties sign a Party Wall Agreement, a Party Wall Notice should be given at least 2 months prior to the construction day. This ample amount of time enables the other party to decide if they would accept or decline the notice. Here’s a list of advantages if the notice will be given on time:
- The neighbors will appreciate that you’ve put them in mind first before doing a construction that may cause a lot of noise within your area.
- They could probably even contribute in the making of the wall since it will benefit them too.
- You will continue to be good neighbors even if there are barriers in between you and them.

What to Do if the Adjoining Owner Declines the Agreement
- Keep Calm. Avoid budging your way into his house and yelling at him like he can’t here you; it can cause greater conflict.
- Review the Agreement. Read the papers once again and try to see the glitches that made him decline your request. Take note with the keys that you think affected him.
- Talk to Him. Negotiate in an orderly manner and convince him that he will also benefit from the party wall.
- Listen to His Alterations. He may be an old man who sleeps at 5 o’clock in the afternoon; that’s why he does not favor your construction working hours, so adjust as much as possible but let him know his boundaries too.
You’ll be lucky enough if your neighbor agrees to your terms entirely with no questions asked. But it’s not just those who are near you that you need to ask permission, there’s the authority. So make sure you have some Construction Agreement Forms on hand to retain the legality of things.
